This property is being sold As-Is, Where-Is with any & all faults, and subject to all laws, ordinances, easements, plats, titles, & any other matters of record. This real estate is being sold subject to the confirmation of the owners. A 10% Buyer’s Premium will be added to the highest final bid and will become a part of the total contract price. The non-refundable $ 75,000 deposit in the form of Cash or Certified funds, made payable to At Auction, Inc., is due immediately following the auction with the balance due at closing within 30 days.Time is of the essence. Obtaining financing, if needed, is the sole responsibility of the purchaser. No owner financing is being offered. The sale is not contingent upon the purchaser obtaining financing or any other matters. All bidders & purchasers hereby waive their rights to any post sale rights of rescission periods & understand the sale is immediately binding & irrevocable.No loan points payments, closing cost assistance, or any other purchase incentive is being offered. This property is currently under “land use” classification for real estate tax purposes. The seller is conveying the property under the current classification. Any change in tax use classification by the Purchaser will result in roll-back taxes. All roll-back taxes will be the sole responsibility of the Purchaser. All crops currently planted remain the sole property, and benefit, of the current farm lessee (through 2009 season). Lessee may be interested in continuing a ground lease agreement in future year(s)with the new property owner. These terms, signed by each purchaser, and all announcements made from the auction block become part of the agreement to purchase contract.
