The Auctioneer retains the right to bid on behalf of the Seller, accept or reject any bids, determine the bid increments, &/or modify the deposit requirement. The improvements were built prior to 1978 and could potentially have the presence of lead-based paint, asbestos, or other potentially hazardous substances. The purchaser’s inspection period ends on midnight prior to the auction date of sale and the successful purchaser shall waive their right to any post-sale inspections, accepting the property As-Is. The property will be offered both individually and grouped with adjoining parcel(s). Should the Purchaser fail to comply with any portion of the Agreement To Purchase Real Estate Contract or Terms of Sale, and the Seller so elects, the property so struck down may be again put up for sale, and the Purchaser will be held liable for any costs and expenses of such resale, plus any deficiency there may be between the sum for which the property was to be purchased and the sales price of the property on resale, as well as any financial penalties and/or adverse tax consequences suffered by the Seller from Purchasers failure to close the transaction by the stated settlement date.
