Auction Terms
This improved real estate is being sold under the Order of the Circuit Court of Stafford County, Virginia under the direction of Walter J. Sheffield, Administrator of the Estate of Phyllis Darling Partridge, deceased, and subject to the following terms of sale:
A minimum of ten percent (10%) of the combined purchase price and the buyer’s 10% premium for said premises shall be required to be paid in cash or by cashier's check, certified check, or postal money order payable to, “Walter Jervis Sheffield, Administrator,” at the time and the place of sale, for which a receipt will be given.
The balance of said combined purchase price and the 10% buyer’s premium shall be required to be paid in cash, or in a form specified above payable to the Administrator as shown above, and delivered to the Administrator’s office at 904 Princess Anne Street, Suite 207, Post Office Box 7818, Fredericksburg, Virginia 22404-7818, within thirty (30) days after the entry of the Order of the Circuit Court of Stafford County, Virginia confirming the Agreement of Sale.
The prevailing bidder shall at the time and place of sale, sign an Agreement of Sale containing the combined purchase price and agreeing to abide by all of the terms and conditions of this sale.
The prevailing bidder shall be responsible for the payment of any real estate taxes accruing after the entry of the Order of the Circuit Court of Stafford County, Virginia confirming the Agreement of Sale.
In case the prevailing bidder shall fail to comply with any of the above conditions of sale, the premises so struck down will be again put up for sale under these same terms of sale and the prevailing bidder shall be held liable for any deficiency there may be between the combined purchase price plus 10% buyer’s premium and the combined sum for which it may be sold on the resale plus any costs or expenses occurring on such resale. This sale is subject to the approval and confirmation of the Circuit Court of Stafford County, Virginia.
